| Hill East Waterfront
This 65-acre site located on Capitol Hill adjacent to the Anacostia River was formerly home to DC General Hospital and has been approved for redevelopment as a model mixed-use community comprised of residential, commercial, retail, medical and other uses to be developed over the next 10-20 years.

Roles
During 2005-8, Amber Real Estate advised first the Anacostia Waterfront Corporation and then DC Deputy Mayors for Planning and Economic Development on the predevelopment activities necessary for attracting private development to the site. This included creation of a lot and block plan, environmental investigations, engineering analyses, creation of a phasing plan, resolution of historic landmark and zoning issues, and ultimately preparation and issuance of a request for expressions of interest (RFEI) in 2008 for a model Green redevelopment of the entire site.

Highlights
Reconciliation between goals of historic preservation and modern development has resulted in zoning approval for up to 5 million s.f. (500,000 m2) of new uses for a key waterfront site well-served by Metro and road transit.
